Open House 3

The Open House on March 19, 2008 was a big success with over 80 community participants discussing the land use concepts and sharing their views.

The Open House served two purposes.  The first was for the City to check in with the public to make sure that we are on the right track based on the results of the November workshop.  The second was to provide the public an opportunity to review and comment on the five Land Use Concepts.

Background on Open House #3: The results of the first two public workshops
(click here for background on the first two workshops) were reviewed and consolidated into five Land Use Concepts.  The five concepts were on display at the Central Issaquah Open House. A Transportation and Open Space Framework which supports all five land use concepts was also on display.

How do the Draft Concepts Compare?
Please review How do the Draft Concepts Compare? This poster describes each land use category (Regional Mixed Use, Commercial Mixed Use, etc) and includes sample pictures of what land uses within each category might look like. This comparison also notes the percentages of each category in each Land Use Concept.

Transportation & Open Space Framework Map (3.21 MB): This map shows potential transportation and open space features that could form a common framework for ALL of the draft land use concepts.

Concept 1: Center with Neighborhoods Balanced North/South (Least Growth)
(1.4 MB)
Features:
No Regional Scale: Generally buildings would be 6 stories or less, though some may be taller with environmental protection incentives
Neighborhood Perimeter: Smaller neighborhood scale mixed use residential areas limited to 3 story buildings surround a center of larger scale
Commercial Scale Center: 3 to 6 story buildings possible in concentrated commercial center north & south of I-90, residential mixed use widespread
Increased Open Space: Conservation of land between creeks through Transfer of Development Rights or other means

Concept 2: Center with Neighborhoods Greater North/South Contrast (1.4 MB)
Features:
Regional Scale North:
6 to 10 story buildings possible in much of North Issaquah, including State Park frontage, some may be office only, other residential mixed use
Neighborhood Perimeter: Smaller neighborhood scale mixed use residential areas generally limited to 3 story buildings surround a center of larger scale
Commercial Scale South: 3 to 6 story buildings possible in much of area south of I-90, includes residential mixed use
Increased Open Space: Conservation of land between creeks through Transfer of Development Rights or other means

Concept 3: Common Scale with No Center - Most Consistent with Current Plan (1.14 MB)
Features:
No Regional Scale: Generally buildings would be 6 stories or less, though some may be taller with environmental protection incentives
Commercial Scale Throughout: Most areas have the same growth potential with 3 to 6 story buildings, including vacant land west of SR 900
Increased Open Space: Conservation of land between creeks through Transfer of Development Rights or other means
Juniper Street Neighborhood: Smaller neighborhood scale mixed use residential transition area in the South near Gilman Village generally limited to 3 story buildings

Concept 4: Limited Regional North - Current Plan with Expanded Corporate Areas (1.39 MB)
Features:
Limited Regional Scale: Adds two limited areas for Regional scale buildings (potential up to 10 stories) based on current large office locations
Commercial Scale Throughout: Most areas have the same growth potential with 3 to 6 story buildings, including vacant land west of SR 900
Increased Open Space: Conservation of land between creeks through Transfer of Development Rights or other means
Juniper Street Neighborhood: Smaller neighborhood scale mixed use residential transition area in the South near Gilman Village generally limited to 3 story buildings

Concept 5: North to South Transition - Most Growth Potential Overall (1.39 MB)
Features:
Regional Scale North: 6 to 10 story buildings possible in much of North Issaquah, including State Park frontage, some may be office use only, others residential mixed use
Commercial Scale South: 3 to 6 story buildings possible in much of area south of I-90, including vacant land west of SR 900, residential mixed use more widespread
Limited Low Density Residential: Low density residential development between Issaquah Creek branches north of I-90
Juniper Street Neighborhood: Smaller neighborhood scale mixed use residential transition area in the South near Gilman Village generally limited to 3 story buildings
